  • What are the minimum square footage requirements for a home?

    Minimum Square footage depends on the neighborhood. Check the restrictions file on each neighborhood page.

  • How long do I have to build once I have purchased a lot?

    Once a lot has been purchased there is a two-year time period in which to build.

  • Is the development managed by a Property Owners Association (POA or HOA)?

    Yes, the development is managed by a POA. It is called The Property Owner's Association at Legacy Bend. The POA will be responsible for the maintenance of all the common areas, and entrances.

  • Why do we need a Property Owners Association?

    Simply put, a development such as Legacy Bend does not become exceptional without guidance. It requires leadership and in this case the leadership takes the form of a Property Owners Association (POA). The POA sets and enforces building standards and maintenance requirements for residential and common areas. In order to achieve consistent quality and maintenance throughout a large development, there must be some sort of governance.  With proper governance, homes and common areas are attractive and well maintained and property values are maximized. 

     

    Deed Restrictions and Design Guidelines are in place to guide homeowners as they construct and maintain their homes.  These restrictions and guidelines are a “best practices” of sorts that are the product of high end residential developments in the Tyler and DFW areas. They have further been refined to allow more flexibility for the homeowner while maintaining protections for the entire development.  We understand (and expect) that from time to time, not every person will agree with them, however,  the focus is on what is best for the whole development rather than an individual homeowner's preferences.  Our highest priority is to make Legacy Bend a beautiful community for all its residents and we believe that these restrictions will not only facilitate that but will also help protect the financial investments of every homeowner.

  • What are the current dues?

    The POA dues depend on the neighborhood, but start at $500 per year.

  • What are the utilities provided?

    The City of Tyler will supply water, sewer, and trash removal and Centerpoint is the gas company. The electricity can be supplied by your provider of choice. Suddenlink will provide phone and cable.

  • How do I reserve a lot in the development?

    You can call (903) 509-8844 ext. 119 to reserve a lot and set up a personal tour.

  • Is there an approval process for building a home?

    Yes, any structure being built must be approved by the Architectural Control Committee (ACC) before construction can begin. An application must be filled out and submitted to the ACC prior to construction.

  • Can I use any builder to build my home or are there just a select few?

    There is a list of pre-approved builders for our development. Any builder not on that list must be approved by the developer via an approval process. Contact us at 903-509-8844 ext. 119 for more details.
